A portion of the 100+ year old Phillips 66 Wilmington Refinery and the Rancho LPG site will be replaced with eight new, state-of-the-art industrial buildings, generating thousands of new jobs for the community. Located next to the Port of Los Angeles, Five Points Union is ideally situated to connect to the regional economy.

Truck Access to the Freeways

A new underpass will be constructed beneath the 110 Freeway, providing direct connection from the Project Site to John S. Gibson Boulevard, and then the 110 Freeway. Physical barriers will prevent trucks from accessing the Commerce Center from Anaheim or Gaffey.

Local Jobs for Local Residents

All jobs will be offered to local community members first, working with neighborhood organizations to hold job fairs and advertise opportunities.

Significant Building Setbacks

The industrial buildings have been significantly set back off of Gaffey Street, creating a more open and inviting streetscape that highlights new greenery and landscaping.

A Transformed Gaffey Street

A brand new sidewalk and vibrant landscaping will transform Gaffey Street and bring a fresh, welcoming look that enhances the entire streetscape.

Community Colors

Bold graphics are designed for the buildings’ public sides, reminiscent of the murals that are hallmarks of the surrounding community. These vibrant building faces will also be a colorful and playful background for the Town Center.

The Economic Engine of Our Community

Eight thoughtfully located industrial buildings are key to making this project possible –
the revenue they generate helps fund creation of the Town Center, including the proposed community amenities, playgrounds and full-size soccer fields.
