Food and Shopping

Exciting new spaces to eat, shop, and connect will be provided throughout the Project. These will include outdoor plazas with seating, tables, and shade to foster a relaxing gathering place for friends and families.

Grocery

A new grocery store is on the way—bringing everyday essentials and fresh, healthy food to the neighborhood.

Sports & Recreation

Dedicated new sports and recreation areas will address a critical need in the community. These include two new full-size soccer fields, which can also be striped for baseball and used for a variety of other sports. Outdoor lighting will allow afterschool sports even in the winter months. A new Fieldhouse will also provide indoor courts for play, which could include basketball and volleyball.

These uses will be provided on 10 acres of land north of Anaheim Street, and connect to the hiking trails of Ken Malloy Regional Park.

Town Center and Flex Space

A new town center is taking shape—a central place to meet, shop, eat, and connect. This vibrant hub will be a center of activity around a flexible lawn with activities that change with the seasons. Farmers markets, craft fairs, and artist markets are just some of the possible pop-up events for this space.

Community Meeting & Work Space

The Town Center will include space for the community’s work – which could include meeting rooms, or areas for shared work and community programs. This space is designed for collaboration, conversation, and creativity.

Local Artist Showcase

Art will have a place to shine within numerous areas of the Project. Rotating art exhibits can be showcased along miles of pedestrian pathways, or at sculpture gardens within the Project’s retail plazas.

Security

Ensuring the community’s safety is a top priority. Security will be provided 24/7, entirely through private funding. However, a police substation is also being offered to LAPD, to encourage police officers to be present on the site and provide additional comfort to visitors.

Playgrounds

Two new playgrounds have been designed for fun, exploration, and connection for kids and families alike. These spaces will invite laughter, movement, and moments that bring people together.

Smilin’ Jack - the orange refinery tank that has been painted like a pumpkin and celebrated by the community for decades on Halloween - will be reimagined and honored with a new anchor play structure, and continue to entertain future generations of local residents.

Walking Connections

Health and wellness will be prioritized with more than four miles of new pedestrian paths, along with new canopy trees providing shade for walkers and joggers.

Streetscape Beautification

The Project will also beautify and enhance the public realm. The southern sidewalk along Anaheim will be moved off the street, and trees will be planted on either side, providing both shade and a buffer from Anaheim Street. This will create a much safer, more enjoyable pedestrian experience.

A brand-new sidewalk will also be constructed along the Gaffey Street frontage of the Project, fostering regional connections to the greater community.
